Air Duct Cleaning FAQ — Houston, TX
Common questions from homeowners in Houston and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
What's a realistic cleaning interval for ductwork in a Houston home?
Most houses here land somewhere in the three to five year window. The reason is our climate: Houston sits on flat coastal prairie about 50 miles inland from Galveston Bay, the cooling season runs March through October, and summer dew points sit in the 70s. That means your system runs most of the year, pulling pine and oak pollen and Gulf moisture through the returns. Homes on the east side near the refinery corridor, houses with indoor pets, or anyone who just finished a remodel will hit that mark sooner.

Walk me through what actually happens during the appointment.
A tech inspects the attic runs, the plenum, and the blower before anything gets hooked up, because what we find changes the approach. Then we seal a negative-air machine to the main trunk, cap the registers, and work room by room with rotating brushes and compressed-air whips to push debris toward the vacuum. The blower wheel and evaporator coil area get cleaned separately since that's where buildup chokes airflow. We finish by pulling the registers, washing them, and showing you before-and-after photos of the interior.

How much of my day does this take?
A single-system home with a normal register count usually runs three to four hours. Two systems, common in two-story master-planned homes out past the beltway, push it closer to a full day. Older bungalows inside the Loop with rigid sheet metal trunks and fiberglass duct board plenums often take longer because the board has to be handled carefully instead of brushed aggressively. We give you a time estimate at the walkthrough and tell you if something in the attic changes it.

Why would two houses on the same street get different numbers?
Register and return count is the biggest driver, followed by how many air handlers are in the house. Duct material matters too: insulated flex runs in a 1990s build clean faster than rigid metal trunks feeding duct board plenums in a 1940s bungalow. Attic access is a real factor in Houston, where almost everything is slab-on-grade with ductwork in a vented attic. Low-clearance attics, crushed flex, heavy grease loading from a kitchen return, or visible microbial growth all add labor. The estimate is free, and you see the full number in writing before a tech touches anything.

Is my furniture getting shoved around, and what does the house look like afterward?
We only move what sits directly on top of a register or return, and we put it back. Heavy pieces stay where they are unless you ask and we can do it safely. Drop cloths go under every work area, the vacuum runs under negative pressure so debris travels into the machine rather than the room, and attic access points get covered. The tech vacuums any stray dust before leaving.

My airflow is bad. Is that the dryer vent or the HVAC side?
They show different symptoms. A clogged dryer vent means clothes take two cycles to dry, the laundry room gets hot and damp, and the dryer cabinet feels hot to the touch. An HVAC duct problem shows up as weak air at the registers, rooms that never match the thermostat, dust reappearing a day after you clean, or a musty smell when the system kicks on. If both are happening, they're separate jobs and we price them separately. We inspect both during the same visit so you aren't guessing.

Suppose there's mold growing in there. Then what?
We stop and show you the photos first. Humidity here is mold-friendly year round, and the usual spots are the plenum, the coil, and flex duct where attic condensation has been collecting. Light surface growth on hard metal surfaces can be cleaned and treated with an EPA-registered antimicrobial. Growth on porous fiberglass duct board or saturated flex insulation can't be cleaned honestly, so that section gets replaced. If the problem is widespread, we tell you to bring in a remediation contractor instead of selling you a cleaning that won't fix it.

Does a fresh filter go in before you leave?
Yes, a standard-size filter is installed as part of the job. Putting the old loaded filter back into a system we just cleaned makes no sense. We handle the common sizes for Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment. If your unit takes an oversized media cabinet or a high-MERV filter you prefer, have it on hand and the tech will fit it.

Can somebody get out here today?
Often yes. We hold slots open each day for same-day calls, and morning calls have the best odds. Spring and fall book heavier because that's when pollen and the humidity swing hit hardest and everyone notices their vents at once. Tell us the cross streets and how many systems you have, and we'll give you a real arrival window on the phone.

Where do your trucks run?
Houston and the surrounding communities, from the 1920s–40s bungalows inside the Loop out through the heavy 1950s–70s ranch build-out along the beltway and into the 1980s–2000s and newer master-planned neighborhoods beyond it. We work the east side near the refinery corridor, the north and northwest suburbs, the west side, and south toward the Bay. Nearly every home we see is slab-on-grade with ducts in a vented attic, so our crews are set up for attic work in Gulf Coast heat. If you're unsure whether your address is in range, call and ask.
