Air Duct Sanitizing in Houston, TX

What does sanitizing air ducts actually do?

It kills surface growth. It does not clean. Sanitizer sprayed over dust just coats the dust. The mechanical cleaning has to come first, then the antimicrobial goes on bare metal or bare liner. Any order other than that is theater. We treat sanitizing as a step, not a service you buy alone.

In Houston the growth sits in predictable spots. The supply plenum and the first few feet of trunk. That is where cold metal meets humid attic air and sweats. Fiberglass duct board plenums from the sixties through the eighties are worse. The liner is porous. It holds moisture, and once the liner face erodes it sheds fibers along with whatever grew in it. Sanitizer will not restore eroded duct board. That section needs replacing.

Flex duct brings its own problem. Runs sag between attic trusses. Low spots trap dust and condensate, and that is a wet pocket you cannot see from a register. We check for those before quoting anything.

Ask what product is used and ask for the label. Legitimate antimicrobials are EPA-registered for HVAC surfaces. Ozone generators are not that. Also look at your returns. Leaky return boots pull attic dust and insulation fiber straight past the filter, and a sanitized duct refills fast if that stays open.

What happens after you call us

  1. 1

Call and tell us how many returns and supply vents you have, and we give you a two-hour arrival window with the tech's name. No charge for the visit, and no pressure to book anything on the phone.

  2. 2

We pull the attic hatch, check for sheet metal trunks or flex runs, count the registers, and look at the blower and coil. Then you get one firm number before a single vent cover comes off.

  3. 3

We clean every run, change the filter, test airflow at the farthest register, and vacuum up whatever came down with the hatch. You pay the number we quoted in the driveway, not a dollar more.
