Grit on the vents and a musty draft in Channelview
You dust on Saturday. By Tuesday the film is back. Supply grilles show dark fuzz at the fins. The first minute of blower run smells like damp earth. That combination is ordinary here. Channelview is an unincorporated community wedged between the San Jacinto River and the Houston Ship Channel. Refinery and terminal particulate settles fine and dark. River-bottom humidity keeps mold spores active in the ducts year round.
Most site-built houses here are modest single-story homes from the 1950s through the 1970s. Attics are shallow. Original sheet metal trunks and early flex sag between joists. Returns from that era were often framed into joist or stud cavities instead of ducted, so they pull attic dust straight past the filter. That is why a new filter changes so little.
Manufactured and mobile homes are a large share of the housing stock, and they behave differently. Duct runs sit in the underbelly. They get crushed by anyone working under the floor. Torn belly wrap invites rodents. Ground humidity wicks upward into the crossover.
Check it yourself. Lift a floor register and shine a light down. Daylight, mud, or loose insulation fiber means the belly is open. Cleaning a crushed underbelly run without repairing it accomplishes nothing.

Frequently Asked Questions
My house is a mobile home with ducts running under the floor. Can you even clean those?
Yes, and in Channelview that's a large share of what we do. Underbelly duct runs are a different job than attic ducts. We have to get under the home, check the belly wrap and the condition of each run before anything else happens. It's common to find a section crushed where someone crawled through, a seam pulled loose, or rodent entry at a boot. Cleaning a run that's torn open just pulls more ground air and humidity into the system, so we tell you what we find first and whether sealing or repair needs to come before or alongside the cleaning.
We get a lot of dust that seems to come back fast. Is that the refineries and terminals?
Partly. Being this close to the Ship Channel and the terminals means fine particulate is in the outdoor air most days, and whatever your system pulls in ends up in the ducts and on the coil. The other half is usually filtration. A lot of the 1950s–70s houses here have a single return with a thin filter, so fine particles pass straight through and settle in the duct runs. Cleaning resets it, but if you want it to stay clean longer, upgrading the filter and sealing return leaks matters as much as the cleaning itself.
What usually goes wrong with the ductwork in the older single-story houses around here?
A few things come up again and again. Original sheet metal trunk lines with tape joints that have dried out and let attic air in. Early flex that has gone brittle and sags or kinks where it crosses a shallow attic. And moisture: between river-bottom humidity and ducts sitting in a hot attic, we find damp insulation and mold growth at boots and plenum seams more often here than in drier parts of the county. Shallow attics also mean runs get stepped on, so crushed sections near the air handler are routine.
How long after I call before someone can get out here?
Usually within a few days for a standard cleaning. Channelview is close enough to our routing that we can often work you in sooner, and same-day is sometimes possible if we have a cancellation or your area is already on the schedule (worth asking when you call rather than assuming). If you're dealing with an active smell or visible growth at the vents, say so on the phone; we move those up because moisture problems get worse quickly in this climate.
